THE BOTHY AT ARDGYE - SHORT TERM HOLIDAY LET

We want you to have the very best stay possible with us. Please ensure you have a read of these terms and conditions and are in a position to comply with them in their entirety. Comprehensive Travel Insurance is not a pre-requisite to booking with us but we strongly recommend that you have a policy in place after booking.

  • Bookings are provisional until you receive a confirmation email from ourselves.  Once a booking has been confirmed a contract has been entered into.  Please ensure you take out appropriate travel insurance at the time of booking. 

    Guests can access The Bothy any time after 1600 on the day of arrival and must leave by 1000 on the day of departure.  The owners of the property reserve the right to access The Bothy at any reasonable time for essential maintenance or at any time in an emergency situation. 

  • The lead guest named on the booking form is held responsible for the behaviour of the party and for the condition the property is left in at the end of the stay.  The lead guest must be over 18 years and the ages of any member of the party under the age of 18 must be accurately disclosed on the booking form. Where the property is booked on behalf of a third party then the third party shall be disclosed to the owners.  Furthermore, the hirer takes full responsibility of the actions of that third party and his or her guests.  The hirer must ensure that the third party is aware of the terms and conditions of hire.  Under no circumstances may more than the maximum number of people occupy the property (x4 persons). The owners reserve the right to refuse admittance if this condition is not observed.  All guest tenants must respect neighbours and not cause undue noise.  The lead guest is responsible for the property and is expected to take all reasonable care of it.  All equipment, utensils etc. must be cleaned and put away and the property must be left clean and tidy at the end of the rental period with rubbish removed .  If the property is not left by tenants in the condition in which they found it, then extra cleaning will be arranged and charged to the tenant.  All locks should be locked, and windows closed  when the property is left unattended and when vacated. Please ensure all rubbish is removed when you vacate. 

  • Accommodation

    ❋ Due to the traditional narrow doorway, stairs structure and stepped access to the property we regrettably are not wheelchair friendly.

    Grounds

    ❋ The grounds of the estate are traditional, steeped and uneven in places, please take care if you chose to walk around. We are not liable for any accident or injury sustained whilst on our grounds

    ❋ Please take care when walking and driving onto the estate we are investing a lot into the biodiversity of the grounds and the orchard so ask that guests are respectful of these areas, we also have lots of protected wildlife and free range chickens who wander about.

  • ❋ NO SMOKING OR CANDLES

    Smoking – we are strictly no smoking. A penalty of £200 will be charged for smoking in The Bothy and any associated litter outside of the property.

    Candles – we have a ‘no- candle’ policy. Please do not bring candles to burn.

    Outside Fires and BBQs are not permitted we live in an area of high risk for wild fire and the grounds are home to much wildlife.

    ❋ NO DOGS OR PETS

    Dogs or Pets – we are strictly no dogs or pets.

    ❋ NO PARTIES

    Parties – we do not allow parties or gatherings in our properties or grounds.

  • Use of the accommodation is entirely at the users’ risk and no responsibility can be accepted for injury, or loss or damage to users’ belongings.  Baggage and personal belongings are at the tenants’ risk at all times.  Tenants must inform the owners of any breakages or damage caused to the property during their stay.  All damages and breakages are the legal responsibility of the hirer and their cost will be paid for by the tenant.  We regret that we cannot take responsibility or liability for loss or damage to the client or any member of the party, their baggage, car or contents, resulting from riot, war, strikes, adverse weather conditions or sickness or injury or for the loss or damage by a third party.  In the event that your holiday accommodation becomes unavailable due to reasons beyond our control all monies will be returned in full and we shall not be under any other liability.

  • PAYMENT TERMS

    A deposit of 40% is payable upon booking.  The balance payment is due 30 days prior to arrival.  Please note, if your reservation is made within 30 days of your arrival date, full payment must be made on booking.

    DAMAGE DEPOSIT

    The Damage Deposit is £350, confirmed at time of booking. The Damage Deposit is authorised on your card one day prior to Check-in.

    It is your responsibility to ensure cleared funds are available to be authorised on your account.

    The Bothy will be assessed after your Holiday. If no loss or damage is discovered, the authorisation of the Damage Deposit on your card will be removed. Please note this is automated and will take 48 hours from Check-out.

    If any loss or damage is discovered then you will be informed before any amount is deducted from the Damage Deposit. This does not affect your right to appeal.

    CANCELLATION

    In the event that you need to cancel your holiday, you must notify us immediately in writing.  The cancellation only takes place when the owners have received written confirmation by the holiday maker. 

    Where cancellation in writing is received before the full final payment is taken, we will refund the deposit price paid less an administration fee of 10%.

    No refund can be made if a cancellation is within 29 days of holiday start date, unless the property is re-let.  

    If the property is re-let, we will refund the final letting price (which may be less that you originally paid) less an administration fee of 10% 

    Complaints

    If, upon arrival you feel there are reasonable grounds for complaint we must be contacted immediately so that, if possible, appropriate action can be taken during your stay.  If a reason for complaint arises during your stay, you must similarly contact us as soon as the problem arises.  No complaints will be considered after completion of your stay unless they were raised when they arose.
